Thanksgiving, Christmas, the reunion nobody's house can hold — an hour from Vancouver, no ferry, no flight. Sleeps 13 with the cottage across the yard. Book your dates, or message us with your headcount and we'll tell you how it fits.

Good to know

Nobody's house fits everyone. This one does — sixty-six gated acres an hour from Vancouver, with no ferry and no flight at the end of the drive. WHY BIG GROUPS BOOK IT • 13 in real beds: four bedrooms in the farmhouse (two kings, a queen, a twin room for the kids) plus a two-bedroom cottage across the yard • 4.5 bathrooms, one with a soaker tub and a view • The long table — one dinner, everyone at it • Two fireplaces inside, two fire pits out • Outdoor kitchen with a pizza oven, grill and drawer fridge • The barn lounge: a bar top under a chandelier, deep sofas, bring your own bottles • Full kitchen and pantry, dishwasher, laundry, Wi-Fi, a real desk • Sixty-six acres of fields and fence lines, cattle in the far pasture, and the mountains in the east windows at sunrise • Room for the convoy — free parking, trailer space by the barn THE FARMHOUSE Built in 1936 and restored well enough to win an award for it. A fireplace in the living room and a second in the primary. All four bedrooms are together on the lower level, so the whole main floor — kitchen, long table, living room, sunroom — is for the gathering, and the kids can be asleep while it's still going. Sleeps eight. THE COTTAGE Its own door, its own parking: a queen room, a bunk room, a full bath and a full kitchen. Sleeps five. Included from nine guests — or add it to any booking and the whole place is yours. THE BARN LOUNGE Past the stalls, a lounge under a chandelier: bar top, stools, deep sofas, room for the card game that runs late. Included with every farmhouse stay — bring your own drinks and keep the volume where the cottage can't hear it. FALL AND WINTER HERE Thanksgiving with everyone at one table. Christmas with both fires going. Fort Langley's shops, river walk and Cranberry Festival fifteen minutes north; Langley's wineries fifteen minutes the other way. A pumpkin patch in October and a cut-your-own tree farm in December, five minutes up the road. Glow Langley's Christmas lights, about fifteen minutes. Abbotsford's airport, twenty-five. SHOW SEASON (May to August) Thunderbird Show Park is a kilometre up 72nd Avenue. Two stalls, a 220 × 120 arena and two full-service RV pads for guests who travel with horses — arranged before you book. HOW IT BOOKS Nine or more and the whole estate is yours — farmhouse, cottage, barn lounge, the lot. Eight or fewer and you have the farmhouse, outdoor kitchen, barn lounge, fire pits and all sixty-six acres; add the cottage for the whole place to yourselves, or we may offer it to one small party for your dates — own door, own parking, never your side of the yard. Book your dates, or message us with your headcount and we'll tell you exactly how it fits.

Other Details to Note

Gated entrance — the code comes before you travel. Check-in from 4 PM, check-out by 10 AM. Thirteen sleep in real beds: eight in the farmhouse, five in the cottage. Dogs are welcome in the cottage and on leash across the grounds, not in the farmhouse. A pet fee applies. Bringing a horse or a trailer? Tell us before you book — stalls, the arena and the sites are arranged in advance, and riders sign a short equestrian waiver. A working farm [on a well and septic — confirm], and a no-smoking one — anywhere on the property. The house rules cover the rest; read them once, there's nothing surprising in there. BC short-term rental registration PM951068719.

Guest Access

The whole estate is yours. One booking, one party on the property — you won't be sharing the grounds, the barn or the driveway with anyone else. Walk the sixty-six acres freely, and the bar in the barn is yours whether or not you've brought a horse. The cottage opens for parties over eight. Stalls, the arena and the RV sites are arranged with us before arrival. There's a gate at the entrance; we'll send the code before you travel.
